Moving from Canberra to the Illawarra: The Complete Guide

5 min read

Canberra movers don't fit the Sydney relocation story this series has mostly been telling. The traffic, the "can I still get to the office" commute math, the daily-grind escape narrative- none of that applies here.

Canberra is a two-and-a-half to three-hour drive from the coast at the nearest point, not a daily commute distance, so the people who make this move aren't solving a commute problem. They're solving a lifestyle one: a public service career that's gone remote-friendly, an early retirement, or a long-held plan for a different pace of life.

That changes what matters in this guide. Less "will I survive the drive", more "is this actually the right landing spot, and what does it genuinely cost to get there."

Why Canberra buyers look at the Illawarra at all

Canberra is landlocked by design, and it's also a very planned city: wide avenues, deliberate suburb layouts, a lot of order.

The Illawarra offers something genuinely different without losing the things a planned-city person actually relies on day to day.

Wollongong is a full regional city with a hospital network, a university and enough retail and professional services that moving here doesn't mean trading a city for a small town. For buyers who want a change of scenery and pace without losing that infrastructure, it's a realistic option in a way a genuinely small coastal village isn't.

Price plays a role too. Canberra's median house price was $1,139,969 in the December 2025 quarter, up 6.1% on the year (Domain House Price Report). That's a market that keeps climbing while delivering a fairly uniform, architecturally conservative housing stock.

Buyers who've built equity in a Canberra townhouse or project home often find that money buys a genuinely different kind of property in the Illawarra: established gardens, more land, a different street character.

What actually changes

The drive, not the commute. Canberra to Wollongong is about 246km, roughly 2.5 hours by the most direct route. That's not a commute. It's a workable drive for family visits or the occasional in-person work day, but be honest with yourself about what that trip looks like in winter fog on the Hume, not just on a clear Saturday.

The climate. Canberra's dry, four-season climate with real winters gives way to the Illawarra's milder, more humid coastal pattern. Many Canberra movers underestimate how different "winter" feels at sea level with ocean humidity versus Canberra's dry cold. It's not better or worse, but it's a genuine adjustment, not a footnote.

The housing stock. Canberra's market is dominated by project homes, modern townhouses and a planned-suburb layout. The Illawarra mixes older cottages, 1970s-80s brick-and-tile homes, and newer estate developments, with far more street-to-street variation than Canberra's more uniform suburbs. Buyers used to Canberra's newer stock sometimes need to recalibrate what "good condition" looks like in an established Illawarra home.

The social world. Canberra is a public-service town with a particular professional density. The Illawarra has a mix of long-term locals, Sydney-origin sea-changers and a growing Canberra-adjacent contingent, but it's a smaller, more locally rooted social scene. For some buyers, that's the entire point of the move.

Where Canberra buyers tend to land

Most Canberra-origin buyers we talk to are drawn to the Illawarra's quieter, established, leafy pockets rather than its beachfront strips, which tracks: Canberra itself is an inland, leafy, planned city, so buyers coming from it often want a version of that calm rather than a beach-town change of identity.

Farmborough Heights, an elevated, established residential suburb near Mount Kembla and Unanderra, is a genuine fit for that brief: leafy streets, a settled family feel, and a median house price sitting somewhere between $0.98 million and $1.06 million depending on the data source (providers disagree on the exact figure and growth rate this year, as is common for suburbs this size).

Cordeaux Heights, nearby and similarly quiet and established, is also worth a look; we've compared it directly against a Sydney-origin suburb elsewhere in this series if you want the fuller picture. For buyers who do want more of a coastal-city feel without going outside Joel's own coverage area,

Shellharbour is the practical alternative, a growing coastal city rather than a beach village, with new-build options and direct beach access.

None of these figures should be read as precise. Providers show a meaningful gap on Farmborough Heights this round, and neither source states how many actual sales sit behind the number, so treat it as a general price band rather than a confirmed market value for any specific property.

The process, in brief

The legal mechanics of buying from Canberra aren't different to buying from Sydney or anywhere else in NSW.

A cooling-off period applies on private treaty purchases outside auction, finance and building/pest conditions need to be negotiated into the contract before exchange, and a solicitor or conveyancer should review the contract before you sign anything.

What differs is the logistics of inspecting a property from nearly three hours away. Fewer casual Saturday drive-bys, more reliance on photos and floor plans, and a stronger case for having someone local attend inspections and run due diligence on your behalf rather than trying to fly in for every open home.

Who this move suits, and who it doesn't

This move suits buyers with genuine flexibility: retirees, remote or hybrid public servants who can structure their in-office days, or anyone whose Canberra ties are more about history than daily necessity.

It's a harder sell for anyone who needs to be physically in Canberra several days a week on short notice. Be honest about which category you're in before a particular street talks you out of that honesty.

Buyer takeaway

If you're moving from Canberra, look at the Illawarra's quieter, more established suburbs before you default to a beach-village fantasy.

Somewhere like Farmborough Heights or Cordeaux Heights is likely a closer match to what you actually valued about Canberra than a tourist-facing coastal strip would be.

Treat any median price you read online as a band, not a number, until someone has pulled actual comparable sales for the specific street you're looking at. If you want that done properly before you commit to a suburb, see how our relocation support works.

FAQ

How far is Canberra from the Illawarra?

Canberra to Wollongong is about 246km and roughly 2.5 hours by car. That's not commutable daily, but it's a workable drive for regular visits.

Is the Illawarra cheaper than Canberra?

Canberra's median house price was $1,139,969 in the December 2025 quarter (Domain). An established, inland Illawarra suburb like Farmborough Heights currently sits below that figure (estimates range from roughly $0.98 million to $1.06 million depending on the data source), so there's a genuine gap, though it isn't uniform across every Illawarra suburb.

Do Canberra buyers mostly move to the beach or somewhere quieter?

In our experience, quieter and more established suburbs like Farmborough Heights and Cordeaux Heights are a more natural fit than a beachfront village, simply because Canberra itself isn't a beach city. Buyers who do specifically want coastal city living without leaving the local coverage area tend to look at Shellharbour instead.

Can I still work for the public service if I move to the Illawarra?

Plenty of Canberra movers do, usually through a hybrid arrangement or a role that's gone substantially remote. Whether it's workable depends entirely on your specific agency and role, and on how many in-person Canberra days you genuinely need each month versus how many you can structure around the drive.
