What Your Canberra Budget Actually Buys in the Illawarra

4 min read

Canberra's median house price sits at $1,139,969 (Domain, December 2025 quarter). That number buys a genuinely different thing depending on which Illawarra suburb you're comparing it against, and the difference isn't just dollars; it's the kind of weekend you end up with.

We've run this exercise for Sydney-side budgets before. Canberra is a useful one to do properly, because unlike most of our Sydney-origin posts, a Canberra buyer isn't necessarily chasing beach. Some are. Plenty just want quiet, established, and well-located without the capital's price tag attached. So here are three honest scenarios, not one forced "here's your beach house" pitch.

Panoramic view of Canberra spread below rolling hills under dramatic cloudy blue sky, with a winding road in the foreground.

Scenario 1: Farmborough Heights, the straightforward swap

Median house price: $1,062,000 (up 9.5% over the past 12 months, 52 sales)

This is the closest thing to a like-for-like budget swap. A Canberra median buys you a Farmborough Heights median with a little left over, in a suburb that shares more of Canberra's temperament than its coastline: elevated, leafy, family-oriented, and quiet rather than scenic for tourists. Houses here are moving fast, a median of 20 days on market, so this isn't an undiscovered bargain waiting for a patient buyer. It's a suburb that's already being noticed, priced accordingly, and still slightly cheaper than where you started.

Scenario 2: Cordeaux Heights, the bigger block

Median house price: $1,410,000 (up 5.3% over the past 12 months, 33 sales)

This one runs the other direction: your Canberra budget doesn't fully cover Cordeaux Heights on its own. Instead, it buys context for why some buyers stretch for it anyway. Cordeaux Heights sits on generally larger blocks than its coastal neighbours, with valley views in the better-positioned streets, and a slower sale cycle (32 days median) that gives buyers more room to negotiate than Farmborough Heights currently allows. There's effectively no unit market here worth quoting; this is a house-and-land suburb, which suits a Canberra buyer used to that kind of housing stock anyway.

Scenario 3: Shellharbour, the coastal stretch

Median house price: $1,285,000 (up 2.8% over the past 12 months, 44 sales)

If beach access is actually part of the brief, this is where a Canberra budget needs to stretch, not shrink. Shellharbour sits above the Canberra median, and the stretch buys direct beach access, a working harbour, and a town centre that's grown around its coastal identity rather than having coastal access tacked on. It's also the only one of the three with a meaningful unit market (median $760,000, 12 sales) if a house isn't the priority. The trade-off against the other two scenarios is straightforward: more lifestyle amenity, less quiet, and a higher entry price for the house option specifically.

What this actually tells a Canberra buyer

None of these is "the answer". They're three different trades, and the honest version of this exercise is picking which trade you're actually making:

Want the closest match to what you're leaving, at a similar or slightly lower price: Farmborough Heights.

Want more land and are willing to stretch the budget to get it: Cordeaux Heights.

Want the beach and are willing to pay the coastal premium: Shellharbour.

What doesn't change across any of these three is that a Canberra budget goes further here than it does in Canberra's own tightly-held inner suburbs. The gap just shows up differently depending on what you're optimising for.

The buyer takeaway

Don't start this move by asking "what can I afford here"; start by asking which of the three trade-offs above actually matches how you want to live. The budget maths works in your favour in most of the northern Wollongong LGA regardless of which way you lean; the harder decision is lifestyle, not price.

FAQ

Is Farmborough Heights or Cordeaux Heights the better buy for a Canberra budget?

It depends on what you're prioritising. Farmborough Heights is the closer price match and sells faster; Cordeaux Heights offers more land and a slower sale cycle that leaves more room to negotiate, but usually needs the budget stretched.

Does a Canberra budget cover a house in Shellharbour?

Close to it. Shellharbour's median house price ($1,285,000) sits slightly above Canberra's current median ($1,139,969), so most Canberra buyers will stretch modestly rather than comfortably cover it outright, particularly for a property with direct beach proximity.

Are these figures for houses or units?

Houses, unless stated otherwise. Shellharbour has a genuine unit market (median $760,000) as an alternative entry point; Cordeaux Heights effectively doesn't, with no unit sales recorded in the past 12 months; Farmborough Heights' unit market is too thin to quote with confidence.

How reliable are these figures?

All three Illawarra suburbs had a healthy sales sample over the past 12 months (33 to 52 house sales), so the medians are solid. The Canberra figure is a quarterly report from December 2025, the most recent clean figure available at the time of writing, so treat it as a close approximation rather than this month's exact number.
