Most Northern Beaches households thinking about the Illawarra have a rough sense that it's cheaper. Few have actually run the numbers against their specific suburb. This post does that, using current published medians rather than a general "it's more affordable down there" gesture.


Three scenarios below, built off real suburb medians: a Manly-level budget, a Curl Curl or Freshwater-level budget, and a Dee Why-level budget. Each one shows what actually clears in Austinmer, Thirroul, Bulli and Woonona, and where the real headroom sits.

"Headroom" here is the gap between the origin suburb's median house price and each Illawarra suburb's median, using current single-point figures from the same data source. It's a starting point for a conversation, not a budget calculation; stamp duty, selling costs and your specific property's condition all move the real number.


Scenario 1: the Manly-level budget

A household selling a median Manly house has real optionality in the northern Illawarra.


Every suburb in this comparison clears with well over $2 million left over, which typically means either a well above-median property in Austinmer or Thirroul (the northern Illawarra's more expensive, more central options), or a genuinely large budget for renovation, land, or a second property consideration once you're in Bulli or Woonona.


This is the scenario where the conversation usually isn't "can I afford it," it's "what am I actually optimising for": walking distance to the beach and village strip, a bigger block, or keeping capital in reserve.

Scenario 2: the Curl Curl or Freshwater-level budget

This is the more common Northern Beaches-to-Illawarra scenario in our experience: a household with meaningful equity, but not Manly-level equity, comparing Austinmer directly against Thirroul, Bulli or Woonona.


At this budget, Austinmer's median clears with room to spare (upwards of $1.2-1.8 million depending on which origin suburb), which usually buys a genuinely good position in the suburb rather than a compromise property.


The trade-off worth naming honestly: at this budget you can afford to be selective on position and condition in Austinmer or Thirroul, or you can bank more of the difference by choosing Bulli or Woonona and accept a smaller retail and café footprint in exchange.


Scenario 3: the Dee Why-level budget

This is where the comparison gets genuinely useful rather than obvious.


A Dee Why-level budget clears Austinmer's median by a comfortable but not enormous margin, and clears Thirroul, Bulli and Woonona with more room.


This is usually the scenario where the specific suburb choice matters most, because the household doesn't have enough surplus to be indifferent between them.


At this level, we'd generally push a household to be clear-eyed about what they actually want out of the move (walkability and village feel versus more house for the money) rather than defaulting to whichever suburb has the most headroom on paper.

What this doesn't tell you

Medians describe a typical sale in a suburb, not a specific street, block, or renovation state. A suburb with a lower median can still have individual properties that cost more than a suburb with a higher one, and the reverse is just as true.


These numbers are a sensible starting point for narrowing a shortlist, not a substitute for looking at actual comparable sales for the kind of property you want.

If you're at the Manly or Curl Curl end of this comparison, the question isn't really affordability; it's what you want the surplus to do for you: a better position, a bigger renovation budget, or capital kept in reserve.
