Moving for a Healthcare Role in NSW: A Contract, Commute and Property Checklist
A new job in a new part of NSW comes with a start date, and the start date forces fast decisions about where to live.
Most people focus on the contract and the role, then leave the housing question until it becomes urgent.
This guide pairs two views: the recruitment side from Tom Lipczynski of Bridge Crown Consulting, and the property side from me, Joel Hynes of The Shoreline Agency.
I'm a buyers-only agent in the Northern Illawarra. I only act for buyers, so I'm paid by the person buying, never by a seller. I'm not a recruiter, a lawyer or a financial adviser, so the job and contract sections below are Tom's.

Part 1: The Role and the Contract
What the market looks like right now
Demand is strong in many NSW regions, and employers often compete on sign-on support, relocation help, flexible rosters, mentoring, or a path to ownership.
What to check before you accept
Registration: confirm your AHPRA registration is current, and allow extra time if you are transferring from interstate or overseas.
How you are engaged: employee or contractor changes your pay, leave, super and tax. Ask which applies and get it in writing.
How you are paid: base salary or a percentage of fees. If it is a percentage, ask what it is calculated on and what costs come out of it, such as lab fees and consumables.
Restraint of trade: check any clause limiting where you can work after you leave.
Notice period and probation: ask how easy it is to leave if the role isn't what you expected.
Indemnity insurance: find out who pays for it.
Day-to-day: ask about rosters, on-call or after-hours work, patient list or referral flow, and equipment and support staff.
Have a lawyer who understands health employment review the contract before you sign.
Timing: when to start the property search
Start looking as soon as you have a signed or near-final offer. Rental applications and settlements take weeks, and start dates are rarely flexible. If you need an answer on a role by a certain date to secure housing, say so early.
Part 2: Where to Live and How to Buy
Rent first or buy straight away
If the contract is new and the area is unfamiliar, renting for a few months is often a sensible way to learn the daily reality before committing.
If you already know the area, or you have a long contract, buying sooner can make more sense. The right answer depends on your finances, your family and how settled the role is, so decide it deliberately rather than by default.
Test the commute before you choose a suburb
A suburb that looks close on a map can be a hard daily trip. Do the commute at the time you will actually travel, more than once, and include roster or on-call patterns if your role has them. Many people choose a suburb for the lifestyle and then discover the commute decides whether they stay.
Buying when you are mid-move
Get finance pre-approved before you start looking, so you know your real budget.
Have a licensed conveyancer or solicitor review the contract before you make an offer, not after.
Use a buyer's agent for remote inspections and negotiation if you cannot be on the ground. A buyer's agent acts for you, not the seller.
Allow for costs beyond the price: stamp duty, legal and inspection fees, and moving.
For a worked example of the contract side, see my interview with a licensed conveyancer: Buying in Wollongong When You're Moving From Sydney.
Part 3: Your Checklist
Confirm the role, start date and contract terms (Tom's checklist above).
Decide rent first or buy, and set a budget with finance pre-approval.
Test the commute at the real time of day, more than once.
Have the contract reviewed before you make an offer.
Shortlist suburbs based on commute, budget, and lifestyle.
