Southern Highlands vs Illawarra: Which Escape Suits You?
Both the Southern Highlands and the Illawarra get pitched as "the escape from Sydney." Both are about 90 minutes to two hours from the city, depending on where you start. Both offer a genuinely different pace of life. But they're not interchangeable, and your choice says more about the kind of escape you want than either region's marketing suggests.
This isn't a suburb-twin post. We work the Wollongong and Shellharbour local government areas, not the Southern Highlands, so we're not here to sell you Bowral. What follows is the honest comparison for a buyer genuinely deciding between a cool-climate tableland escape and a coastal one, written from the Illawarra side but without pretending the Highlands don't have real appeal.
The core difference: tablelands versus coast
The Southern Highlands sits around 650 to 700 metres above sea level, which gives it genuine seasons: proper autumn leaf colour, cold winter mornings, and a village character built around that climate. Bowral's Bong Bong Street, the Tulip Time Festival each spring, the Bradman Museum, Mount Gibraltar's bushwalks- these are a real, developed tourist and lifestyle economy built on the cool-climate identity.
The Illawarra's identity is the opposite: ocean, escarpment, surf beaches, and a milder, wetter climate that doesn't really do a hard winter or a dramatic autumn. If you want a tree-change for logs in the fireplace and tulips in October, the coast won't give you that. If what you want is a swim before work, the Highlands won't give you that either. This sounds obvious written down, but it's the single most common thing people underweight when comparing the two on price alone.
The honest price comparison
Dimension | Southern Highlands (Bowral/Mittagong) | Illawarra (Helensburgh/Cordeaux Heights/Farmborough Heights) |
House median | Bowral $1,425,000 (220 sales, -5.9% past 12 months); Mittagong $1,150,000 (93 sales, flat) | Helensburgh $1,400,000 (82 sales, +13.8%); Cordeaux Heights $1,410,000 (33 sales, +5.3%); Farmborough Heights $1,062,000 (52 sales, +9.5%) |
Median rent | Bowral $850/wk; Mittagong $750/wk | Helensburgh $875/wk; Cordeaux Heights $905/wk; Farmborough Heights $797/wk |
Commute to Sydney | About 120 km, roughly 1.5 to 2 hours by car via the Hume Highway; the Southern Highlands Line runs to Sydney Central in around 2 hours | Helensburgh to Sydney is a shorter, more commutable run via the Princes Highway or the South Coast rail line; Cordeaux Heights and Farmborough Heights are a further 20 to 30 minutes south again, and realistically not a daily Sydney commute |
Land and housing | Federation cottages, Californian bungalows and lifestyle estates on leafy acre blocks; vacant land increasingly scarce | Mostly standard suburban blocks; Helensburgh has some bush-edge acreage, Cordeaux Heights and Farmborough Heights are established family suburbs on the escarpment foothills |
Climate and vibe | Cool climate, distinct seasons, village-and-tourism feel | Mild, humid, coastal; bush-edge quiet in Helensburgh, suburban-leafy in Cordeaux Heights and Farmborough Heights |
The verdict | Suits buyers who want seasons, a walkable village centre, and don't mind being landlocked | Suits buyers who want bush and escarpment without giving up a 20 to 30 minute run to the beach |
Two things are worth being direct about. First, Bowral's median has fallen 5.9% over the past year on a solid sample of 220 sales, while every Illawarra comparison suburb has risen.
That's not us talking the coast up; it's what the data shows for this 12-month window, and a single year's figure isn't a verdict on either market's long-term direction.
Second, Mount Kembla, a smaller bush-edge pocket near Cordeaux Heights, only had 9 house sales in the past year, too thin a sample to quote a reliable growth figure, so we've left it out of the table rather than guess.
What actually changes day to day
If you choose the Southern Highlands, you get real cold mornings; a car becomes non-negotiable (Bowral's own write-ups note most things are only a 5 to 10 minute drive, which still means a car); and you're roughly an hour from the Illawarra coast if you want a beach day.
Schools are solid (Bowral Public, Bowral High, Oxley College) and healthcare is well served locally (Bowral and District Hospital, Southern Highlands Private). The Wingecarribee Shire's own growth projections are modest, from about 52,000 to 55,000 residents by 2041, so don't expect rapid change to the area's character.
If you choose Helensburgh, Cordeaux Heights or Farmborough Heights, you get bush on your doorstep (Helensburgh backs onto the Royal and Garawarra National Parks) without losing the beach, a shorter run into Wollongong's hospital, university and CBD, and a climate that doesn't demand a fireplace. What you give up is the Highlands' village-and-tourism economy and its hard seasonal change.
Who should NOT make either move?
If you need a daily Sydney CBD commute, neither of these is the easy answer. The Southern Highlands Line gets you there in around two hours, which the Highlands' own advocates frame as "viable a couple of days a week," not daily.
The southern Illawarra suburbs are even further from a realistic daily commute. If a 9-to-5 in the city is non-negotiable, look at suburbs closer to Sydney in either direction before falling for the lifestyle pitch.
If you want genuine acreage with room to move, the Highlands currently offers more of that character, though vacant land there is also getting scarcer. If you want to keep swimming in the ocean, the choice makes itself.

The buyer takeaway
Decide on climate and daily life first, budget second. Both regions sit in a similar price bracket when you compare like for like (Bowral against Helensburgh, Mittagong against Farmborough Heights), so the number won't make the decision for you.
If you already know you want the coast but like the idea of a bush-edge, escarpment-foothill feel rather than a standard suburban block, Helensburgh and Cordeaux Heights are worth a proper look, and they're inside the area we actually work in day to day.

FAQ
Is the Southern Highlands or the Illawarra cheaper to buy in? They're broadly comparable once you match like for like. Bowral's house median ($1,425,000) sits close to Helensburgh and Cordeaux Heights (both around $1.4 million), while Mittagong ($1,150,000) is close to Farmborough Heights ($1,062,000).
Which has a better commute to Sydney, the Southern Highlands or the Illawarra? The Southern Highlands Line reaches Sydney Central in around two hours, similar to a Sydney CBD run from the southern Illawarra. Neither region suits a daily commuter well; both suit hybrid work, retirement, or a local job better.
Can I get a Southern-Highlands-style lifestyle in the Illawarra? Not the cool climate or the village-and-tourism character, but Helensburgh and the escarpment-foothill suburbs like Cordeaux Heights offer a comparable bush-edge, quieter feel while staying close to the coast.
Does The Shoreline Agency work in the Southern Highlands? No. We work exclusively in the Wollongong and Shellharbour local government areas. If you're set on the Highlands, you'll need a buyer's agent based in that region; if you're still deciding, we're well placed to talk through the Illawarra side of the choice.
