Regional NSW to the Coast: What Changes and What Doesn't
Moving from a regional town to the coast is not just a change of address. Some things get better, some get more expensive, and a few stay exactly as they were. This guide is for anyone coming from regional NSW, not only one town.

What gets better
Access. The Illawarra puts Sydney within reach by train and gives you a larger regional centre in Wollongong, with a major hospital, a university, and a wide choice of services. If you have been driving long distances for appointments, that changes.
Choice. More schools, more employers, more activities and more housing types to choose from.
Coast and escarpment. Beach access and bushland within minutes draw most movers.
What gets harder
Price. House prices are higher than most inland regional centres. In our Bathurst guide, using Stash Property data, the median house in Bathurst was $697,500, compared with $877,000 in Dapto and $1,250,000 in Figtree. See moving from Bathurst to the Illawarra.
Block size. Smaller blocks and tighter streets are normal near the coast.
Competition. Well-presented homes in popular suburbs can move quickly. Read the market for your target suburb, not the headline.
What stays the same
Community. Illawarra suburbs have a village feel. You can still know your neighbours and your local cafe.
Pace outside peak hours. Outside commute times, many suburbs feel quieter than people expect.
What is new that regional buyers often miss
Overlays. Flood, bushfire and coastal controls are part of buying here. Read our flood overlay explainer and our due diligence playbook.
Zoning. Rules around dual occupancies and density are changing. If you are relying on development potential, check the controls for the address.
Commuting costs. Sydney access is a benefit, but trains and parking are costs.
A short checklist before you commit
Decide your real budget, including costs on both ends of the move.
Shortlist two or three suburbs and inspect in person.
Check overlays and insurance for each address before you offer.
Talk to your broker about timing, especially if you are selling first.
Visit at different times of day and on different days of the week.

Who should think twice?
If land size and low costs matter most, a move to the coast may feel like a step backwards. A smaller regional city closer to Sydney may suit better.

FAQ
Is the Illawarra a good move for regional buyers? It suits people who want the coast and Sydney access and accept higher prices and smaller blocks. It is not automatically better.
What surprises regional buyers most? Price per square metre of land, and the flood, bushfire and coastal overlays.
Should I rent first? Renting first lets you test a suburb, but it adds a second move and cost. Weigh both with your broker.
Where should I start? Pick your budget, shortlist suburbs, and check the planning and insurance position for each address.
