Should you move from Sydney to the Illawarra? A buyer's agent's view

Over the past few years, more buyers - especially from the Northern Beaches, Inner West, and Eastern Suburbs - have started looking south for a different pace, more space, and a better balance between lifestyle and cost.


But the decision isn't as simple as "Sydney is expensive, Illawarra is cheaper."

There are real trade-offs.


And most buyers don't fully understand them until they're already deep into the process.

Why Sydney buyers are looking at the Illawarra

For most buyers, it starts with one of three things:

  • Price pressure in Sydney

  • A shift to hybrid or remote work

  • A desire for a coastal lifestyle that feels more accessible


Suburbs like Thirroul, Austinmer, and Bulli have become natural alternatives for Northern Beaches buyers, while areas further south open up more options depending on budget.

What actually changes when you leave Sydney

This is where most people get caught out.


1. The market behaves differently

The Illawarra is not just "Sydney lite."


Stock levels, competition, and pricing don't move in lockstep. Some suburbs have very tight supply, while others can sit longer depending on condition and pricing.


2. Lifestyle is better - but less uniform

You're not moving into one homogeneous area.

  • Austinmer - premium coastal, limited stock

  • Bulli - balance between lifestyle and value

  • Woonona - often overlooked, good entry point

What you should expect to pay

This is where expectations often need adjusting.

Buyers come down thinking:


"I'll get Sydney quality for half the price"


That's not how it works.


What you're really trading is:

  • slightly lower price

  • for lifestyle + space + long-term upside

This is the biggest gap.

  2. They overvalue renovated homes vs. the underlying land value
