The Take
Sydney's auction clearance rate fell to 55.2% over the weekend, down from 59.5% the week before and, according to Domain, the weakest reading since the pandemic. Nationally, the picture is worse — 48.4%, barely two-thirds of where it sat this time last year. If you've been reading the headlines, you'd assume every seller in Sydney and its satellite markets is getting nervous.
Woonona isn't behaving like that. Over the past 12 months, 141 houses sold there at a median of $1.48 million, up close to 14% on the year, and the median discount off the original asking price sits at 0.13%. That's not a typo - vendors here are, on average, getting almost exactly what they asked for. Median time on market is 25 days.
This is the mistake I see buyers make every winter when the citywide numbers turn soft: they assume a falling clearance rate hands them leverage everywhere. It doesn't. A clearance rate tells you what's happening in an auction room. It doesn't tell you what a specific vendor, on a specific street, with 51 competing listings and a stock-on-market rate under 1%, is prepared to accept.
In Woonona right now, that answer is: not much less than the guide.
The RBA hands down its next rate call on Tuesday 11 August. Most of the majors are pricing in a hold at 4.35%, but underlying inflation is still running above target, and a real minority of economists haven't ruled out a hike. If that call goes against buyers, the gap between "the market looks soft" and "this vendor won't move" gets wider, not narrower. Read the suburb, not the headline.
