The Suburbs With The Views Are Falling. Bellambi Just Had Its Best Year On Record. Week Ending 13 September 2026
Everyone chasing the Northern Illawarra right now still points at the same three suburbs: Coledale, Austinmer, Thirroul. Nice water views, walking distance to a beach, the postcard version of moving south. Meanwhile, Bellambi, the suburb most buyers drive straight past on their way to somewhere nicer, just quietly posted the best 12 months of any suburb in the corridor: house prices up 33 per cent, median time on market down to 20 days, and vendors barely giving an inch on price.
That is not a fluke reading from a thin data set. Cotality's own figures, released to the Mercury this week, show the opposite happening at the top end. Coledale's dwelling values fell 5.4 per cent in the past three months alone, the sharpest drop of any suburb in the Illawarra. Cotality economist Annabelle Mezieres put it plainly: premium suburbs lead the cycle both up and down, and right now affordability pressure is pushing buyer demand toward cheaper markets and away from the lifestyle end.
A Ray White agent working Thirroul and Helensburgh told the Mercury the same thing from the coalface: the suburbs full of upgraders and holiday-home buyers are the ones taking the hit, while the ordinary family suburbs nobody puts on a postcard are holding firm, because people still need somewhere to live regardless of what rates are doing. Bellambi is the cleanest example of that split anywhere in the corridor. A four-bedroom on Pioneer Road sold for $1,333,500 in July, over its $1.3 million guide, after just 20 days on the market. That is not a suburb waiting around for a discount.
My read: if you are fixated on buying "the view," you are negotiating in a market where the seller has more to lose than you do right now, so use it. But if budget is the actual constraint, stop waiting for Austinmer to come to you and start looking properly at the suburbs one rung down the price ladder. That is where the real competition, and the real certainty, sits this spring.

If a suburb like Bellambi is genuinely on your list, treat it as a competitive market, not a bargain hunt. Get finance pre-approved before you start inspecting, and be ready to move within days rather than weeks, because a 20-day median time on market means the good ones are gone before most Sydney-based buyers have finished their second inspection.
Don't bring a discount mentality to a suburb that isn't discounting.
